Healthy by Design
Every material was chosen with care: 100% non-toxic ECOS paint imported from the US, all natural teak and pine, no chemical glues or fake wood. 20 cm insulation blocks for cool, quiet rooms in any season.
EMF shielding and grounding throughout. Rainwater collection with four-stage carbon and zeolite filtering. An optional infrared sauna to relax and detox. Floor-to-ceiling blackout curtains in every bedroom for proper sleep.
The thing we can't quite put in the brochure: fireflies in the evenings, parrots and eagles overhead by day, shooting stars from the patio at night. Often, not always — and most guests bring it up before we do.
Everything thought through, so you can unpack your bag and start living.
Year-round Sunsets
The villa faces just off west, so you'll catch sunsets every day of the year — from the kitchen, the living room, the master bedroom & bedroom two. No obstructions, no neighbours in the way. Just unbroken views of the Haad Salad headlands, the bay, and the jungle stretching to the side and behind.
You can see Ko Tao, the Ang Thong islands, and the year-round play of light on the water. At night, the dark skies bring out a sky full of stars — and the moon's reflection on the water becomes the second-best show of the day.
Not a property manager, not a booking platform, not an agency. The villa was built around how I wanted to live on the island — non-toxic materials, proper sleep, fast Wi-Fi, real sunsets — and the people I rent it to are the ones I'd happily share a coffee with on the patio.
WhatsApp messages come straight to me. I usually reply within the hour, and I'd rather have a quick conversation about your dates and what you're after than make you guess at a booking platform.
The villa has been rented back-to-back since 2024 and has recently become available. Earlier viewings get the best chance to secure the villa.
Three options, no hidden fees on the rent. Utilities and optional services billed on usage.
Kacha is one villa, with one tenant at a time. Once it's let, it's let.
All rates include the villa rental and use of pool, gym, kitchen, and grounds. Electricity, water, gardener and pool maintenance are charged separately based on usage. Optional cleaning, laundry, and private chef available on request.
Considered by many to be the premier location on Ko Phangan — itself regularly ranked among the best islands in Asia. Away from the hectic parties and motorbike buzz, you'll find pristine beaches, excellent coffee, top-notch restaurants, and a long-term community of musicians, DJs, and entrepreneurs from around the world.
All sorts of guests are welcome. The villa works especially well for these four.
Looking for a private, flexible, and healthy home to set up base on the island. Three bedrooms, large living spaces, and child-friendly features.
Fast 80–500 Mbps internet with LAN in every room. Eye-friendly monitor, proper desk and ergonomic chair. Quiet, inspiring environment.
Non-toxic build, clean sea air, infinity pool, optional infrared sauna. EMF shielding and grounding throughout.
On DTV, education, or retirement visas — looking for a polished 6 to 12 month base to explore Thailand from.
By default: weekly cleaning, fresh linens and towels, pool maintenance, the 80–500 Mbps Wi-Fi with LAN in every room, and filtered drinking water at every tap. Electricity is included up to a sensible monthly cap — heavy A/C use through high season can occasionally tip over, in which case anything extra is billed at cost. Want add-ons like daily housekeeping, a private chef, or airport pickup? Just ask when you enquire.
Absolutely. It's one of the go-to destinations for long-term expats, families, and entrepreneurs — the perfect balance of quiet, with enough to do locally and the key areas of the island a short ride away.
A scooter is highly recommended, though taxis are available. A car is a nice upgrade if you prefer one. Scooters rent from around 3,000 THB / month, cars from around 12,000 THB / month. There's parking at the villa for six bikes or two cars.
Highly reliable and fast — 80–500 Mbps with LAN in every room. As with any small island, there are occasional power outages, but backup hotspots work well in the meantime.
Yes, for small groups staying 30 days or longer. Please discuss your plans with us in advance so we can make sure it's a good fit.
Please check with us in advance — it depends on contract terms and length of stay.
Reasonably so. There are child locks on the main living room's sliding doors, and we can provide CCTV for the pool area for monitoring. That said, there is a pool, so children will need to be supervised at all times when outside.
Ko Phangan is warm year-round (26–32°C). The driest, sunniest months are roughly January to April — also the most popular cooler season. Only November can bring heavy rain, but it's highly enjoyable from the cozy villa. With full A/C and insulation throughout, it's comfortable in any season.
Absolutely. We recommend extending at least 30 days before the end of your stay to make sure your dates aren't booked by someone else.
Included in the rent: full use of villa, pool, gym and grounds; all furniture, cookware, linens, kitchen equipment; Wi-Fi and LAN; secure parcel delivery box.
Charged separately based on usage: electricity, water, gardener, pool maintenance. Optional cleaning, laundry and private chef available on request.
Send a quick enquiry and we'll confirm within 30 mins with availability for your dates.
Imagine waking up on a 100% organic Origine mattress, to nothing but birdsong and the rustle of palms. The blackout curtains are pulled — not just dark, but room-dark — and the air is clean. No chemical glues, no off-gassing, no street noise. You've slept the way you used to as a kid: nine hours, no phone, no waking at 4am for no reason.
You wander into the open kitchen — full Western fit-out, the kind you can actually cook in — and decide whether to make breakfast or have it delivered from one of the organic cafés down the road. (There's an app for that.)
Before you head out, there's a small choice to make: which of the four bathrooms, each with its own waterfall rain shower. Or twenty minutes in the infrared sauna first — slow, deep heat that resets the day before it begins. Or hit the gym, take a dip in the infinity pool, or carry coffee out to the 60-square-metre sundeck while the morning settles across the bay.
Every detail in the villa is intentional. Room proportions, deck-tile spacing, even where the artwork hangs — all laid out using the golden ratio. You don't notice it consciously; your eye just keeps landing on the right thing. The walls are 20cm aerated insulation brick. The roof carries a silver-lined heat blanket that takes 3°C off the interior temperature passively, and dampens 85% of outside noise. No chemical glues, no synthetic paints, no plastic-laden fabrics — teak, pine, ceramic, organic cotton, and a paint the manufacturer is so confident in he ate some live on YouTube. Mitsubishi air-con in every room (the good ones), ceiling fans in every bedroom, plus a small fleet of floor fans for the cooler months when you'd rather not run the AC at all.
If you've never lived in a properly non-toxic home, the first week here is strange. You sleep better. Your skin settles. The low-grade fog you didn't know you had — the kind that comes from quietly breathing other people's paint, glue and synthetic carpet all day — lifts. By week two it's just normal, and you forget what the alternative felt like. That's the real luxury. It's the kind most rentals can't sell you.
In the evenings, there's a large Super HD television, a PlayStation, and a pair of Genelec 8030 studio monitors — actual studio-grade speakers, not consumer hi-fi — so you can play whatever you want at whatever volume.
When you do leave: Haad Salad beach is four minutes away by car. Tomorrow X café is two minutes — good for lunch, slow afternoons, and meeting friends. Peppercorn is the local favourite for dinner, and does the kind of salt-and-pepper-crusted steak that quietly ruins most of the steak you ate before. (Fresh salads, duck and fish too, if you're not in the mood for red meat.)
Haad Salad is Ko Phangan's quiet side. Far enough from the parties and full-moon weekenders that the air stays clean and the road stays empty — close enough that you can be in the middle of either whenever you feel like it. It's also where a quiet number of world-class DJs, music producers, artists, performers, entrepreneurs and creative escapees have made their permanent base.
There's a reason for that. After thirty days here, you'll probably get it.
